Kinbrae House

Kinbrae House is a detached Edwardian house located on Gyllyngvase Road, a hill with a gradual incline that leads to Gyllyngvase Beach. There is a low variant sloping drive to the private car park at Kinbrae House.  There is a bin store for guests use. This is located at the end of the car park. The carpark is lit with solar powered lights.

There is an exterior shower for use by guests who have been to the beach and wish to remove sand etc. This is accessed from the back of the house. There is one step up from the tarmac car park to the Indian sandstone paved path. There are lockable bike and surf board racks at the rear of the property. The shower is only available during the summer season.

At the front of the property the main entrance can be reached by taking two granite steps that lead up to a large open porch and the entrance door of the house. The entrance has a step and the hall lobby is ceramic tiled. There is a light on outside at night and the internal porch is lit from within. A large panelled door is easily opened and is always locked. The entrance door is fitted with a REAL LIVING YALE digital lock with unique codes for each guest. Within the entrance lobby key safes for each apartment and the studio have been installed housing a set of keys. Instructions of how to use the front door entrance lock and codes are issued to guests before their arrival. There is a torch provided should additional light be needed to see the key safe codes. Please make sure that this turned off after use. There is an internal lobby and self closing door and a further step leading into the hall. The hall is spacious and leads to the staircase and to the two ground floor apartment s and the house cloakroom.  The hall has Karndean anti slip wood effect flooring and the stairs are carpet finished.

There are 10 steps leading to a mid landing and 6 further steps to the first floor. A total of 17 steps brings you to the first floor.

Cornish Chough  – Ground Floor

There are no steps in this apartment other than the shallow step at the kitchen back door leading outside to the garden.

Cornish Chough can be accessed through the apartment’s private entrance door from the hall or from the back door. This hall door is fitted with a fire rated door closer and Yale lock and night latch. There is a hall that leads to a bathroom with a shower bath and glass shower screen, WC and fitted basin. The bathroom door has a privacy lock and two windows. To use the shower you will have to step into the bath. The hall and bathroom have an anti slip wood effect floor finish.

The bedroom is very large and sunny and has two Edwardian timber windows. Either a twin divan bed or super king bed configuration is available and there is plenty of space to walk around the bed/s. There are two bedside tables with lamps, a dressing table and stool, a freestanding wardrobe, occasional table with lamp and a chair. The bedroom has a carpet finish.

The sitting dining room is entered into from the hall. It has an outward opening door. The sitting dining room has a large Edwardian window and a wood burning stove. There is a three seater sofa, arm chair, occasional tables, floor lamp, table lamps and a two seater dining table. There is a 43” Smart TV on a low tv table. The sitting room has an anti slip wood effect flooring.

There is a further semi glazed door that leads to a separate fitted kitchen with a back door and Victorian window. The kitchen has fitted wall and base units and fully integrated appliances including a 5 ring gas burner hob.  The kitchen has a ceramic tiled floor and a granite step to the outside. Care to be taken if the floor becomes wet as with all ceramic tiled flooring. There is a shallow step leading to the terraced area out side the kitchen which leads to the level garden area.

There is a use of a utility drying room when staying in Cornish Chough. There is an access code required to open the door. There is a washing machine, dryer, drying rack, radiator, sink and shelving in this tiled space.  The door is inward opening and there is a light switch within the utility room.

There is one step off the terrace which leads to the path and garden gate to the pavement and road. The terrace is paved with Indian sandstone. The garden is turfed with herbaceous borders to the West and north. There is a fence and gate leading to the car park with one step down. There is a seating area with slate finish with one step down to the car park. The car park is tarmac finished.

There is a woven effect glass topped table with 6 woven armchairs, sun loungers and low table available for use when renting Cornish Chough.

There is outside lighting controlled from outside the utility room. There are solar garden lights throughout the garden area which is private for guests staying in Cornish Chough.

Curlew  – Ground Floor

There are no steps in this apartment.

Accessed through the apartment entrance door from the main hall. This door is fitted with a fire rated door closer and Yale lock and night latch. There is a cupboard in the hall. The hall has anti slip wood effect flooring.

Leading from the hall there is a good sized modern fully tiled shower room with large walk in shower cubicle with sliding glass shower screen and door, WC and fitted basin. The shower room door has a privacy lock and a window. The shower room has an anti slip wood effect flooring.

The door to the large sunny bedroom is found directly in front of you when entering the hall of this apartment. The bedroom has a lovely Edwardian Bay window and either a twin divan bed or super king bed configuration. There are bedside tables with lamps, a dressing table and stool and freestanding wardrobe. There is plenty of room to walk around the bed. The bedroom is carpet finished.

The sitting dining room has a large Edwardian window and bay window. There is a large two seater sofa, arm chair, coffee table, TV table and occasional tables, lamps and an extending dining table and 4 dining chairs. The kitchen area has fitted base and wall units, fully integrated appliances and a freestanding fridge freezer. The sitting room has a non slip wooden floor finish.

Oyster Catcher  – First Floor

A flight of stairs (10 risers) with a mid landing (one riser) and second flight of stairs (6 risers) and handrail to one side only (left on the way up) has to be taken to gain access to this first floor apartment.  Oyster Catcher has its own entrance door leading to a lobby from which access to the living space and bedroom can be made.  The entrance door is fitted with a fire rated self closing device Yale lock and night latch. The lobby is fitted with an anti slip acoustic wood effect flooring.

The door to the bedroom is found directly to your left and there is a cupboard in the hall next to the bedroom door.  The bedroom has a large Edwardian window and is furnished with a double wardrobe, king size bed, side tables and a chest of drawers with dressing table wall mirror.  There is plenty of space to walk around the bed. The bedroom is carpet finished.

There is an ensuite shower room which is compact yet cleverly designed. The shower room is tiled from floor to ceiling and has a walk in shower cubicle with folding glass shower door, WC and fitted basin. The bathroom door is an inward folding door and for that reasons is not fitted with a privacy lock. As this is a small ensuite shower room it might not be suitable for any very large folk among us. The ensuite floor finish is an anti slip acoustic wood effect flooring.

The living space has two large Edwardian windows. There is a three seater sofa, footstool, occasional table, lamp and a two seater dining table. The kitchen area has fitted base and wall units, fully integrated appliances and a freestanding below counter fridge freezer. The living space floor finish is an acoustic anti slip wood effect flooring.

Sanderling – First Floor

A flight of stairs (10 risers) with a mid landing (one riser) and second flight of stairs (6 risers) and handrail to one side only (left on the way up)  has to be taken to gain access to this first floor apartment.  Sanderling has its own entrance door fitted with a fire rated self closing device Yale lock and night latch. The lobby gives access to the living space and bedroom. The lobby and living space are finished with an anti slip acoustic wood effect flooring.

The bedroom is found directly to your right when entering the lobby. The bedroom has a large Edwardian window and is furnished with a triple wardrobe, double bed, side tables with lamps  and a dressing table mirror shelf. There is plenty of space to walk around the double bed.  The bedroom has a carpet floor finish.

The ensuite shower room is very spacious with a large walk in shower cubicle with sliding glass shower screen and door, WC and fitted basin. The shower room door has a privacy lock and a sliding sash window. The ensuite floor finish is an acoustic anti slip wood efect flooring.

The sitting dining room has one large and small Edwardian window. There is a three seater sofa, footstool, occasional tables, lamps and a two seater dining table. The kitchen area has fitted base and wall units, fully integrated appliances and a freestanding fridge freezer.

Puffin Studio – First Floor

A flight of stairs (10 risers) with a mid landing (one riser) and second flight of stairs (6 risers) and handrail to one side only (left on the way up) has to be taken to gain access to this first floor open plan studio.  Puffin has its own entrance door fitted with a fire rated self closing device Yale lock and night latch. The door leads into the open plan studio. The floor finish throughout the studio is an anti slip acoustic wood effect flooring.

The bed is king sized and is located at the far end of the studio. There are two large Edwardian windows with full length curtains. The studio is also furnished with a double wardrobe, side tables with lamps two seater sofa, nest of tables, floor lamp, bar height poser table and two adjustable height swivel bar stools. The dining arrangement would not suit persons requiring standard height chairs.

The ensuite shower room has a walk in shower cubicle with pivot glass shower screen and door, WC and fitted basin. The shower room door does not have a privacy lock as it is a bi-fold door.

The kitchen area has fitted wall and base units, fully integrated appliances and a freestanding fridge freezer.

Hall Stairs and Landing

There is a cloakroom on the ground floor with an outward opening door.

There is a credenza unit in the hall leaving plenty of room to freely walk about. The staircase is the original Edwardian installation. The handrail is to the left hand side of the anticlockwise directional staircase, there is no handrail to the right hand side on the way up. There is a fanned mid landing and two short flights to take to reach the first floor. A total of 17 steps lead you to the first floor. The stairs are a low gradient and are wide.

There is an exterior door on the half landing which was reinstated during the refurbishment. An exterior staircase is planned to be installed next year. This is not a requirement for fire safety but something that the new owners are in favour of installing. This door is always locked. Please do not attempt to open it.

The entire premises was rewired and replumbed during the renovation and refurbishment work including the installation of a new state of the art fire alarm, early warning smoke detecting system in all public areas and each apartment and emergency lighting installed throughout the public areas. There are hand held fire fighting devices in each apartment, a wall mounted fire blanket and a fire extinguisher under the kitchen sink. In the public areas commercial sized fire extinguishers are located at the foot of the stairs from the second floor and next to the final exit in the entrance hall. There are break glass devices in the hall and landing. The alarm is tested weekly on a Friday morning.

The roof space houses the owners’ office and storage areas. This is a private area and accessed from the second staircase on the first floor. Please do not venture up into this area as this is private and there is limited head room on the stairs.  The owners will not take responsibility for any injuries incurred by guests entering this private area.
